Differences In Portland Real Estate Agents And Portland Real Estate Companies

One way to distinguish real estate agents is to know that not all real estate agents are brokers, and not all real estate agents are REALTORS?. I am a Real Estate Broker and I am a REALTOR?.

Further, you might think all Portland real estate companies are the same, and they?re not. In addition, most of us Portland real estate agents are independent contractors and we each run our businesses differently. And, I?m not talking about how we market your home for sale, or rather what our marketing plan is to get your home sold.

How I Work As Your Portland Real Estate Agent

Agency

I?ve talked about agency a lot here. Oregon law allows me to be a dual agent in real estate transactions. In other words, I can work with the buyer and the seller in the same transaction at the same time. However, I have chosen not to do so. That is called dual agency and I don?t work as a dual agent. Either I work as a buyer?s agent, or a seller?s agent, and only work with one party involved at a time.

Working With More Than One Agent

On the other side of the coin, I often get calls from people saying they are working with more than one Portland real estate agent to help find them a Portland home. I can?t imagine that is working too well for you if you are a buyer.

Do you really think a Portland real estate agent is willing to jump through multiple hoops and work hard for you in this real estate market knowing you will leave them when another agent finds you the same house they could find for you too?

You aren?t going to get a better deal and you won?t be saving any more money working with more than one Portland real estate agent.

How I Work As A Buyer?s Agent

This is the way I work. Most of the time, at least 99% of the time, before I will work with a new buyer, I ask the following:

That you be pre-approved for a loan
That you sign a buyer?s broker agreement

If I don?t know how much of a house you can purchase, there?s no reason to start looking. You may fall in love with a $300,000 house only to be disappointed later and find out you are only qualified to purchase a $250,000 house. I wouldn?t be doing my job if I didn?t get you pre-approved prior to looking for a Portland home.

If I don?t know you, or haven?t done business with you in the past, I do require assurance that you will work with me. I require you sign a buyer?s broker agreement at some point in our search. You wouldn?t want to go to work at your job every day only to find out you?re not going to get paid for the work, time and effort you spent. The same is true with me. This is my job, this the way I pay my bills, and last time I checked, it wasn?t a volunteer position.

Working For You As A Portland Real Estate Broker

If you don?t have one agent working for you that?s aggressive, networking with other agents to get the latest scoop on upcoming inventory, knows the ins and outs of short sales and foreclosures, and; of course, is working hard for you, then you really are doing yourself a disservice by having multiple agents search properties for you.
